In a hilly area dotted with villages south of hilltop Todi, 12km/8 miles. It’s a short walk to the bakery and bar at Izzalini and a quick drive to the nearest restaurant at Fiore, 2km/1.5 miles. To the west is Orvieto, 35km/22 miles, and Umbria’s main wine-producing area. Perugia lies 45 minutes up the motorway and Assisi can be reached in under 1 hour.

If heaven was a place on Earth it would have the view from the garden of la Pianstella! What a wonderful week have had in the Umbrian hills, coming from the Amalfi coast, the area outside and the swimming pool is superb …views are great!
We found a gelateria in all towns visited: Orvieto, Todi, Civita di Bagnoregio (

This place is amazing!! Rustic Umbrian beauty at its best. We have had such a fantastic time competing in our own little championship games-boules, ping pong, trumps in the beautiful pool when we can take our eyes away from the view we have competed fiercely in the clay races, swimming underwater see who could go furthest-only one person-diving practise was brilliant. Long lunches, pottery purchase (Sambuco, Durata-amazing) Todi beautiful, Kairos restaurant/cafe outstanding. Great staff, very tolerant of our limited Italian and brilliant information. Great to watch the geckos darting around! This has been an amazing stay in a beautiful place!

Magnificent garden and the variety of butterfly a delight! Enjoyed our time here, voraciously and shared with friends, know the area well and spent much of time relaxing here!

The pictures do not do this place justice. Panoramic views while relaxing by the pool listening to church bells in the distance. It is pretty remote, but there is a great little restaurant down the street called Kairos. We were there every morning for pastry and cappuccino. The villa is rustic, but updated. It was better than we expected. Vito and his family took great care of us.

I watch through dappled sunlight grape vines of old. Watched by old, gnarled olive trees ancient and bold. Bombarding, all senses, sights, sounds and smell with all the ancient landscape has to offer or sell. Our city lives forgotten for a short measure of time. Our cares of woes dulled by your rhythm and rhyme. We'll see you once more in this land so sublime again to wrap our souls in your gentle flowing time!

It's been 3yrs since we last came to La Pianstella and we were blown away yet again by the breathtaking views as if it were our first time. Had the family with us who have been before and also Harry, our grandson, first time he was Igrold now 4 he absolutely loved the pool, garden, trampoline. Brought our son-in-laws parents this time, it was their first time in Italy!!! They will be back, I lost the count of how many photos they took, they where totally amazed at it all.
Vito and his daughter Eva were brilliant when we had any problems thank you both! X
Also cleaners - lovely friendly ladies, Marry loved showing them his superheros ha ha
The family left yesterday so Gary and I had a very quiet day yesterday ha ha Off to San Gemini today to stay for I weak at yet another lovely Tuscany Now Villa.

Thank you Vito and beautiful Pianstella for another amazing holidays - our third visit here and we plan to be back next August. Vito is such a treasure, so caring with the children and so helpful with the wasps! and such a passionate gardener. We have loved revisiting Todi, Montefalco, Assisi, Orvieto and Spoleto . We have loved just relaxing by the beautiful pool, enjoying the lovely garden and amazing views. It's a very special place for a family and we have great and very happy memories. Thank you!!

What a stunning property built with love and great attention to detail as well as respect to the beautiful Umbrian countryside, And what countryside, magnificent views and such tranquillity - one of the most silent places in which we have ever stayed. We came for our daughters' 50th birthday celebration and all three generations would love to return. Sam, Viv, Joss, Lucy, Will, Sophie and Kevin.

This is our eleventh visit to this area and Pianstella is arguably the best or certainly one of the best villas we have ever stayed at. From an aesthetic point of view and from a practical point of view there are so many good things to say about this beautiful villa (nice big kitchen, the views, the "Bluetooth " music systems etc) the swimming pool is worth a special mention. Good size and depth for a proper swim. Check out Kairos Kafe in Izzalini - the staff there are so friendly and personable you couldn't ask for more and they sell nice food and a mean espresso

We all loved La Pianstella. Absolutely everything wee needed was provided. Loads of space, garden furniture. I particularly appreciated the crisp linens on the beds. The gardens so well looked after by Vito is a joy and the views stunning not to mention the amazing sunsets. We listened to nightingales every night….

Lovely villa, well appointed, in a nice location once you get used to it. The "white road" is a dirt road with many pot holes, so if you rent a cheap car, be prepared for the jolts!!! All amenities were good. We needed the heat turned on due to chilly and damp early May weather, to be expected. Pool is lovely. House Rules Booklet should be read very first thing, especially to know that you Can Not drink the tap water!!!!! For us, the views from the loggia were to die for, and perfect settings for cocktails and dinners, when not raining. The Todi supermarket is an easy drive and good shopping, as it access to Todi itself and several other small hilltop towns. The bakery just on the Izzalini main street was great, but get there early, as they sell out....we place day advance morning pick up orders and they were happy to accommodate. Orvieto was about 25-30 minutes away too.

Ideal position in beautiful setting. Spacious enough for all family to enjoy holiday. Downstairs bathroom could be improved a bit though as shower door didn't close. Minor niggle as used another one.

Amazing villa, stunning views comfortable and quiet. Close enough to walk to a local Bakery and fantastic little cafe in town. We were incredibly comfortable here- everything had a luxurious feel to it. Nice deep pool too for diving.
