Feel as if you are deep in the Umbrian countryside, but only a short distance from San Gemini! Elena & Piero have been so welcoming & helpful, & Francesca, Pina & Donatella have kept the house so clean! Thank you so much to all the team. We have visited Spoleto, Todi, Perugia, Umbertide, Orvieto (the Duomo Is spectacular) & Narni. The food has been amazing. I dread to get on the scales on our return! We have thoroughly enjoyed our stay in L'Olmo! Everyone has been so helpful & welcoming & the villa was beautiful. So beautiful, we have hardly done anything but sit and enjoy the view. We did venture into San Gemini & Narni - both gorgeous historic towns. The gelato is a must and we enjoyed a delicious 3 course meal at Taverna del Torchio on the first night. When the cleaners arrived, they were friendly & efficient & left the house smelling lovely. We enjoyed a number of home-cooked meals, the first of which was made entirely from the welcome picnic basket. Thank you to Elena & Piero for giving us a full tour & helping us settle in. Villa L'Olmo has been a great place to relax and take it easy. We really enjoyed the salt water pool and the cool house, especially in the heat. We have also enjoyed the picturesque town of San Gemini, eating at Taverna Torchio and the Black Sheep, excellent food and friendly service. The pasta shop is ace, as is the pizza place on the left soon after you pass through the city gates (down a little alley). The cleaning ladies were very helpful. Elena and Piero were welcoming and kind. We appreciated the welcome food basket. Thank you. A big thank you to all of the them. Lorna, Graham, Louis & Rufus.

We have had a lovely week here. We had a lovely greeting from Elena + Piero and a very nice welcome hamper. The villa is lovely and had everything we wanted - so much that we really didn't want to go anywhere else! We had a lovely time wandering the streets of San Gemini which really is one of the most beautiful towns in Italy. We purchased some lovely produce. A visit to Marmore Falls is a must. It is best to buy tickets online first (and also for the shuttle bus). If you don't want a very steep walk we recommend starting at the top and walking down and then getting the shuttle bus back to the top. This is a great place to relax & unwind.

We have had a relaxing week here at L'Olmo. When we arrived it was night time, so we didn't know what it was like outside. When we woke up the next morning and looked at the pool and woods from the balcony we were taken aback. We have been to Tuscany a few times over the years and this house has been one of the best ones. You didn't need to go any further than San Gemeni to see all of old Italy. Thank you. We have had a lovely stay. The house itself is practical with good bedrooms, luckily with A/C, because it was 40+ degrees this week. The kitchen is also perfect, as well as the terrace and the lounge. The views at the terrace are beautiful. With all the lovely trees and a lot of interesting birds. The region is also good for biking, but a little hot. The pool is magnificent. The welcome of Elena and her husband was very friendly with a bag of nice Italian products. Donatella and Marzia are amazing, they are attentive to all our needs and truly went above and beyond to ensure our comfort and bridge the language gap! Our favorite sites were Todi, Orvieto, the Duomo, shopping in Orvieto, eating at Taverna del Torchio, Vino&Cucina, the square in Todi, Narni, Tenuta Marchesi Fezia, Chef Sergio! Osteria La pecora nera , here in beautiful San Gemini, il Dopolavoro in San Gemini and Pienza. At 70 and almost 80 driving and walking can be challenging-we did one –two days on and one off at the pool-loved it! We read , walked and talked and wished we spoke Italian! This is our 7th trip to Italy, our first to Umbria. We thank all who helped our stay be a pleasurable one and a shout out to the local pharmacy for giving us our Covid test to return to Usa. We've loved every minute of our holiday at L'Olmo, especially as our daughter Nicky, son in law Andy and grandchildren Sebastian, Sophia and Isabella were staying next door (Il Cerro)! It is so relaxing here and L'Olmo is very comfortable and well equipped, with so many shady seating areas to sit and relax and a wonderful swimming pool to swim and sunbathing. We visited San Gemini, Todi and Carsulae (so interesting and empty!) All lovely places. Elena and Piero were such a charming helpful couple, a real asset to L'Olmo as well as the excellent house keepers We wish we could stay longer. Grazie mille for such a wonderful relaxing holiday

Being able to sleep in silence lulled by the noise of nature is a feeling that was missing! Thank you! If I had to think of Eden I would imagine it like this! We had a great time thanks to this wonderful place and all the people who took care of us!

First time in Umbria and second in Italy. We spent most of the week by the pool. I visited Mostri park and cascata delle marmore. Beautiful, comfortable place and we we didn't' want to leave. Elena and Piero were lovely and helpful

Despite the weather, we have had an amazing few days of our honeymoon. The perfect place to relax! Loads to do, great places to eat and drink. Marmore waterfall a highlight we will be back.

What a magic place - our first time here. After hectic weeks of language school, the peace and quiet and privacy here is priceless. Not even a throat infection could dampen the pure pleasure of our week here. Elena is a wonderful and helpful caretaker if needed. Without doubt, a place to return to.

The description is accurate, except it was even better than described. It is the most beautiful place we have ever stayed in. The promised privacy is outstanding and the house itself extremely well-appointed. TNAM is as always extremely professional.

A wonderful summer holiday in Umbria at l'Olmo! 2 weeks of magical peace and quiet after a busy year. Thank you to Elena and Piero for their warm welcome and tour of San Nicola. Other sights included San Gemini, Carsulae (good Pokémon hunting), Todi and the impressive Cascata delle Marmore. The heat didn't really allow for more but on list for next time will Narni and Orvieto. Most of the days were spent enjoying the house and the pool (the kids loved the frogs!) and not lifting a finger. Anna prepared delicious dinners and breakfasts most days and her husband Francesco helped a bit as well. We also witnessed some impressive thunderstorms after long hot days. Now sadly back to London and reality... thank you for a great break!

We have spent the first 2 weeks of June here. Self-evidently, as you are reading this, you have seen the house and met Elena. Suffice to say therefore that the villa has everything you could want + the pool of course is terrific. We have spent many days by the pool! But trips have been included to Carsulae, Todi, Spoleto, Narni. Carsulae is definitely worth the visit and of the hill towns and villages, we found in Todi the most perfect central piazza. It was easy to find good parking in all the towns and villages and in Todi and Spoleto that carparks were close to the old town which was a joy in the hot weather!

We chose L'Olmo for our honeymoon and it hasn't disappointed. It was everything it promised and was just perfect for us. Privacy and tranquillity in a beautiful setting, close enough to san Gemini to walk and a great base for exploring the Umbrian countryside and towns. We've had a wonderful time here!

Spent an excellent 5 days here: restful, blissful retreat from the world! Loved the house which is spacious and beautifully appointed. Elena and Piero gave us a warm welcome and Elena gave us a tour of the wonderful Medieval Abbey where Piero works. San Gemini is a delightful village. We loved coffee and cornetto alla crema (croissant with cream) at the Cafe in the square and the excellent dinner at Il Torchio restaurant (highly recommended). We'll be sure to return.

L'Olmo is a peacefully magic place. the perfect gate away for a couple looking for peace and beauty. We loved the thought-out details of the house and garden, the beautifully chosen furnishings and objects inside and of course the private pool. we enjoyed afternoon gelati at the excellent cafe in san Gemini and loved our afternoon and evening in Perugia, truly one of the most magical cities. Most grateful for Elena and Piero's wonderful welcome, for their patience with our unexpected late arrival and their kindness in serving us two last minute dinners. there is no better villa for two in Umbria! This was our first stay in Umbria. We had high expectations of L'Olmo because of the lovely pictures we saw online when we booked our trip. However the villa was even better than we imagened! The large pool has been our oasis in the warm Italian summer weather. We have had 35 degrees and sun all of our days here and so a lot of hours have been spent in the pool. We have made some day trips though, starting with the lovely Medieval village of Narni which influenced C. S. Lewis when he wrote the tails about Narnia. We had lunch just near to the big square and heard an opera singer reharse. It all felt very Italian! Our second trip went to the small village of Norcia, world famous for its black truffles and ham. We had lunch at the Michelin restaurant Vespasia, a must if you are there. Our third trip was to Montalcino and Pienza in southeren Tuscany where we went to 2 Brunello wine tastings. Our stay here was everything we wanted for one week in Italy: good food. good wine, lovely panoramas and amazing weather! Elena and Pero were wonderful and made us feel very welcome. Our second visit to L'Olmo, the first booking was 13 years ago! It still exudes charm and peacefulness - just the recipe for a truly relaxing holiday in total seclusion. We were able to switch off and enjoy two weeks's Italian hospitality from Elena, Piero and her team to the local restaurants - again provided local flavour (literally) and a genuine welcome. The pool was an oasis in the very hot weather we experienced and which curtailed some sightseeing but did not restrict out pleasure from another Tuscany Now and More holiday!

L'Olmo turned out to be such a good base for our Umbria explorations that we had little time to actually enjoy the house itself. But this little time was well used with relaxing, suntanning, cooking, tasting local wines and treats, and just enjoying the garden and sunsets. We stayed here for three weeks, from October 1st until October 22nd, had lots of good weather and incredible thunderstorms. Lots of mileage were put in our rental car (we drove all the way from Frankfurt, Germany): in the three weeks we visited Todi, Spoleto, Orvieto, Cascata del Marmore, Narni, Terni, Piediluco and Labro, Assisi, Modena and Maranello, Gubbio, Fonte del Clitunno, Trevi, Montefalco and Bevagna, Spello, Carsulae Archaeological Site, Perugia during the Eurochocolate Festival ... plus all the little towns that we passed through or went just for sightseeing. Everywhere we went we tried amazing restaurants with all kinds of Umbrian specialties: lentil, wild boar (it's the season!), cheese, celery and - my favorite - truffles!! I almost had a overdose of everything I could imagine with truffles! One of the best food experiences we had was having Daniela cook for us at the house! As Elena says, she's very clever! Her food is plenty, delicious and well presented! Daniela is a delightful person who loves what she does and it shows. We hired her twice during our stay and should have done it more often! We even managed to communicate very well in French/Italian and learned that her husband is a sommelier that speaks English. Maybe it would be a good idea to have him over too!!! When she arrived for the second dinner, she even brought a toy for our dog! We cannot thank you enough, Elena, for all your attention! Everything has been wonderful

The property is well laid out, very well equipped, and the pool is lovely. It is great to be within easy walking distance of the town - and San Gemini is a delight. The only thing to say is that the property is actually better than the description!Also, we should mention Elena and Piero, who have been very helpful, and invited us to a wonderful concert on Sunday evening!

We have had an amazing, relaxing first part of our honeymoon in beautiful Olmo. When we first arrived, Elena e Piero couldn't have been more lovely and welcoming! We particularly enjoyed visiting Todi, although we just wanted to spend all of our time by the incredible pool!! It is well worth a visit to Il Verde Olivo - great food! Everyone must try coconut gelato. Thank you so much for the perfect holiday and honeymoon - we hope to return one day.

we have had a wonderful week in L'Olmo in this beautiful and unspoilt corner of Italy. We enjoyed the acoustic evening in San Gemini with having a delicious meal in Taverna del Torchio. We particularly enjoyed our visit to Todi and Marmore Falls - although it was difficult to part ourselves from the wonderful pool! Elena and Piero were very attentive and thoughtful throughout our stay and made sure that our week was perfect. Thank you.

Amazingly and 3rd visit to l'Olmo and it has been every bit as pleasurable as the previous 2, even more this time as we luxuriated in a 2 weeks stay! This gave us much more "measures" time to re-visit old haunts, relax totally at the house and especially in the pool (aquacise being the best exercise!). Elena e Piero and their team 2 couldn't do more for us. we really appreciated the welcome pack and fridges bits - not all Tuscany Now and More properties are so generous! And certamente ci torniamo - Nessun problema - vi ringraziamo per un soggiorno bellissimo!

Fantastic stay at L'Olmo. Mostly spent in or around the pool. Night time swimming was our favourite! Alessandra cooked for us twice - amazing meals each time with plenty left over for lunch the next day. Elena and Piero looked after us very well - take them up on the offer. We see the abbey church as it is a beautiful and spent a great day out of Todi but didn't see much else.. we couldn't pull ourselves away from the fabulous pool!

L'Olmo - Bellissimo!! Perhaps a week is not long enough, beautiful villa and we love San Gemini and the whole of Umbria. Big thank you to Elena and Piero for all their help and a special thank you to Daniela for our Italian feast. We will need to return to this very beautiful place (and to tell our family and friends).

This was our second visit to L'Olmo and as ever we enjoyed a wonderful stay. as usual Elena and Piero were there wonderful selves, so helpful and always there should you need anything. Just a perfect place to chill and recharge your batteries. We will be back next year!
